We have staff ready to answer booking inquiries and deal with any issues that may arise before, during or after a stay. Quick response time is essential in providing quality customer service but that’s only the beginning. Having local cleaners and handyman services in-house we can quickly resolve almost any issue to meet the guests needs. We firmly believe our strong commitment to guest service and experience is what generates those repeat bookings, long-term relationships and referral business.

Onsite Management

We are local and that makes a difference. We guarantee a weekly walk through of your property to make sure everything is as it should be.

*Please note, if there is a mid-term renter in place, we will not do a weekly walk through as we do not want to invade your guest's privacy

Housekeeping

We have a dedicated team of cleaners who are experienced in quick turnarounds and the special needs of vacation rental spaces. In addition to cleaning they are trained to identify, document and notify of any damage done by guests to management so appropriate action can be taken immediately.

Monitored Dynamic Pricing

We use a paid dynamic pricing service, but monitoring pricing on a weekly basis to make sure your listing is priced to get the maximum amount of bookings.

Direct Booking Feature

We have our own website which allows us to get bookings directly from consumers wishing to avoid the fees associated with booking platforms.

Maintenance

We have a database of local contractors that we know & trust. We handle all routine and scheduled maintenance to make sure your property stays in excellent condition. We also partner with a great lawn care & snow removal company and coordinate schedules to make sure your property is always ready for guests.

Restocking

We take care of ordering and restocking all disposable items.

Smart Home Technology

We are happy to help install nearly all smart home technology that enhances the guest experience. Smart locks for seamless check-in process are highly recommended along with decibel monitors for certain properties. We will install a Nest thermostat & security cameras for remote monitoring. We also provide freeze & water monitoring devices to ensure that if there is a problem, we can address it right away.

Monthly Billing

We send out your invoice and payment monthly. We also offer direct deposit to ensure you are getting your payment in a timely fashion.

Co-Hosting Services

Manage your own vacation rental? Need a break or vacation? Our co-hosting service provides piece of mind for hosts that their properties will be managed, and guests will be taken care of while you take your own vacation. Please contact us for more information on this service and pricing.

Property Management Fees:

25% for short-term rental

15% for mid-term rental, 10% for a 6+ month contract

Project Management Services:

We manage projects of all sizes, anything that is required to make your property 'rent ready.' We have a database of local contractors who do excellent work & work on a timeline. We can often negotiate discounted rates because of our relationships.

Project Management Fee:

10% of project cost

Design & Furnishing Services:

We will do a complete walk through of your property and work with you on establishing a realistic furnishing budget. Then we take it from there. Our design fee covers everything from design plan, ordering, unboxing, full set up and a deep clean when we are done. We stage the property for professional photos, including lifestyle shots. We also provide a welcome binder for your guests complete with house information and local information.

Design Service Fee:

1200 sq ft or less and no more than 3 bedrooms: $9,500

1201-3000 sq ft and no more than 4 bedrooms: $11,500

3001-5000 sq ft and no more than 5 bedrooms: $13,000

5000 sq ft and up: $15,000

Consultation & Coaching Services:

If you are interested in self management, but need some guidance on setting up & running your short term rental, we are happy to help. Our consultation fee includes a walk through consultation of your property with a full list of suggestions and changes we recommend. In addition, you will have access to all lists and forms we currently use with our properties. A 30 minute appointment to help you set up your listing on the OTA of your choice. A 30 minute training course on revenue optimization. Last, but definitely not least, 60 days of consultation & coaching to help guide you through getting your rental up and running.
